Structural Inspections
This is a visual inspection of all visible structural components from the foundation to the roof. We check for major and minor problems in the various structural systems and report our observations and opinions of the functionality of these components.

Foundation Inspections
This inspection is a visual inspection of only the foundation of the house to determine if the foundation is performing its function, or is in need of repair. We draw a floor plan of the house, and include elevation readings taken with an electronic level to show the sloping of the floors. We observe evidences of foundation movement throughout the house, including cracks, separations, sticking or non-latching doors, etc., and use these observations in determining whether or not the foundation is performing its intended function. If the house has an accessible crawlspace under the house, then the underside of the house will be crawled and inspected.
Total Inspections
This inspection is a complete inspection of a new or resale house. Included in a typical total inspection are the foundation, structural framing, roof, drainage, mechanical, electrical, plumbing, pool, spa, lawn sprinkler, and alarm system components of the house. If the house has an accessible crawlspace under the house, then the underside of the house will be crawled and inspected. This inspection does not include wood destroying insects, as those are required to be performed by a licensed pest control operator. Also, we do not do mold, lead based paint, or asbestos inspections.
New House: Three Phase
- Pre-pour foundation: The pre pour inspection is an inspection of the foundation before the concrete is placed. We check the depth of the grade beams, the reinforcement of the house (whether it be steel rebar in a conventional slab or steel cables for a post tensioned cable system), underground sewer piping, electrical, vent pipes, support chairs, anchors on post tensioned cables, plastic sheathing on post tensioned cabled.
- Framing: This inspection occurs just before the sheetrock is installed. We check the framing members of the house to ensure proper installation. Also, we perform a level survey of the foundation and upstairs floors to determine if any excessive unlevelness is present. In addition, we check the electrical, plumbing, and air conditioning rough ins before they are covered with sheetrock.
- Final: This inspection takes place after the house is complete. We check the workmanship of the whole house, along with the installation and functional of the different systems in the house.
Additional Inspections
- Pool: We check the components of the pool, including the basin and plaster finish, waterline tiles, coping tiles, pool sweep, skimmers, electrical, visible plumbing, filter, heater, blower, and water features.
- Spa: We check the components of the spa, including the basin, skimmer, electrical, heater, visible plumbing, and filter equipment.
- Sprinkler: This inspection is also added to either the total inspection or final new home phase inspection. We check the sprinkler system including the control panel, each sprinkler head in each zone, and backflow prevention device.
- Garage Apartment/Quarters: This inspection is a complete inspection of a dwelling that is separate of the house. The type of house inspection will determine the type of inspection that will occur in the garage apartment/quarters.
